    Can we evict tenant on multiple grounds like "rent not paid" and "need for personal use" at the same time? Also is it true that a tenant can enjoy the property without paying any rent during the court proceedings for years?

    If a property is being protected by a Rent Control Act and the tenant is a legally protected party, then in order to evict him / her you will have to look into the merits of the landlord and his requirements superseding that of the tenant. Rent must still be paid even if the proceedings are on, but sometimes as per directives of the court, the tenant might be asked to deposit the same with the directed authorities as dictated by the court in case the landlord refuses to accept the same. Otherwise, as interim relief one can always plead before the court that the rent should continue as per the original agreement until the suit is settled and disposed of.
